The only payments that HOME CONNECT LTD charge in connection with a tenancy are:

a) the rent

b) a refundable tenancy deposit capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above.

c) a refundable holding deposit (to reserve a property) capped at no more than one week’s rent

d) payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher

e) payments associated with early termination of the tenancy, when requested by the tenant

f) payments in respect of utilities, communication services, TV licence and council tax; and

g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement

Brief information Follows below:

Let Only Service

1. We will market your property as per your requested rent.

2. We will visit your property to snap photos and collect valuable information to compile property details that attract the attention of potential home seekers.

3. We will erect a “To Let” board outside your property to increase visibility.

4. We will also promote your property through SMS, email and other available media resources.

5. We will get good tenant to the property.

6. Once we identify the right tenant suitable for your property

7. We will check and get 3-month bank statement, 3-month payslip, Work reference, previous landlord reference and finally credit check.

8. We will notify you via phone/email.

9. So that you can decide whether to accept the offer or not.

10. Once all the above is cleared we will take the tenant into consideration.

11. We will collect a holding deposit from the tenant and place your property “Under Offer”.

12. We could even set up a meeting between the tenant(s) and yourself.

13. Which gives both parties an opportunity to discuss anything about the property and its belongings.

14. We will introduce the tenant to the landlord

15. Your decision to accept the tenant will be final and binding.

16. We will make the contract between the landlord and the tenant.

17. We will hand over all the documents of the tenant to the landlord.

18. We will transfer rent and the advance rent to the landlord’s account once the tenancy is signed.

19. Once the contract is signed the landlord takes responsibility for the property and tenant.

20. If in any circumstance you require our help in communicating with the tenant we are happy to do it.

21. We will prepare the tenancy agreement and all the required documents on behalf of the landlord.

22. Our onetime fee of 2 weeks from the rent as an introduction fee of the tenant from the landlord per every new tenancy.

23. Every month the landlord will be responsible to collect the rent from the tenant.

24. We will not be held any responsibility if the tenant delays, have rent arrear or does not pay rent on time.

Letting and Management Service

1. Landlord will be requested to sign a management contract between the landlord and Home Connect for min 1-3 year’s contract.

2. We will market your property as per your requested rent.

3. We will visit your property to snap photos and collect valuable information to compile property details that attract the attention of potential home seekers.

4. We will erect a “To Let” board outside your property to increase visibility.

5. We will also promote your property through SMS, email and other available media resources.

6. We will get good tenant to the property

7. Once we identify the right tenant suitable for your property

8. We will check and get 3 month bank statement, 3 month pay slip, Work reference, previous landlord reference and finally credit check.

9. We will notify you via phone/email and show you all the documents.

10. So that you can decide whether to accept the offer or not.

11. Once all the above is cleared and accepted, we will take the tenant into consideration.

12. We will collect a 1 week of holding deposit from the tenant and place your property “Under Offer”.

13. We could even setup a meeting between the tenant(s) and yourself if you need.

14. Which gives both parties an opportunity to discuss anything about the property and its belongings.

15. We will introduce the tenant to the landlord.

16. Your decision to accept the tenant will be final and binding

17. We will sign the tenancy as witness and landlord will also sign as landlord and all documentation between the agency and the tenant.

18. We will inform about the change in occupier to all the relevant departments as soon as possible.

19. We will take the responsibility to sort all the minor problems of the tenant from the property.

20. We will visit the property every 6 month for a property inspection.

21. We will do small minor building work that can be fixed easily at cost no more than £50.00

22. We will get the permission from the landlord for any major work prior to start the work.

23. We will do routine inspection in the property for disciple and good maintain of the property.

25. We will maintain and sort all the minor problems in the property caused by the tenant.

26. We will issue an inventory report every term of the tenancy.

27. We will collect the rent and transfer it into the landlord account via online.

28. We will protect the deposit of the tenant until they terminate their tenancy.

28-A: We only pay the rent to the landlord after collecting the rent money from the tenant.

29. If the tenant move out then rent of the landlord stops until the next tenant move in.

30. We charge every month 10 % of the rent and transfer the balance into landlord account as managing fee which includes everything above.

Rent Guaranteed Service

1. We will request the landlord to sign the contract with the agencies for 1-3 years.

2. We will survey and see the condition of the property.

3. The landlord must do the basic fixing of the damages if occurred in the property prior handing.

4. The landlord must provide complete furniture for the property just one time for the whole term of the contract.

5. If in between damages happened to the furniture or property by the tenant, it will be our responsibility to fix it all the necessary things.

6. We will do a rent estimate on the property after the survey.

7. Once survey is completed, we will give you the guaranteed rent amount.

8. Once the landlord is happy with the guaranteed rent amount, we will proceed to sign the contract.

9. The accepted guaranteed rent for the property will be paid by online every month.

10. The landlord will receive the guaranteed rent as far the property is not in refurbishment or building work is taking place.

11. If the property is empty because of no tenant or the tenant has not paid the rent on time, the landlord will receive the guaranteed rent in any circumstance within 10 working days from the agreed rent due date.

12. We will market your property as per our market price.

20. Once all the above is cleared we will take the tenant into consideration.

24. We will do small minor building work, which does not cost more than £50.00

25. For major work we will get the permission from the landlord prior to start.

26. We will do routine inspection in the property for disciple and good maintenance of the property.

27. If we found unsatisfactory report by the tenant, we will terminate the tenancy with short ‘’Notice to Quit’’.

28. To the whole term of contract if required we will change tenant if we found unhappy without prior notice of the landlord.

29. We will maintain the property with proper terms and condition of the Housing Act.

30. We will maintain and sort all the minor problems in the property by the tenant.

31. We will issue an inventory report every term of the tenancy.

32. We will inform about the change in occupier to utility/council department as soon as possible.

33. We will collect the rent on time and transfer it into the landlord account via online.

34. We will protect the deposit of the tenant until they terminate the tenancy.

35. At the start of the contract the landlord must give the property in a clean condition.

36. If refurbishment required, we would do it with landlord’s concern.

37. Prior to the commencement of the tenancy all furniture and upholstered furniture, soft furnishing, beds, mattresses, pillows, and cushions (if any) supplied to the property, comply with the provisions of the furniture and furnishing (Fire) (Safety) (Amendment) Regulations 1993 and warrant that the property complies with the Gas Safety (installation and use) Regulations 1998 and the Electrical Equipment (safety) Regulations 1994.

38. If any damage in property or furniture done by the tenant, we will take the responsibility to fix it.

40. We will maintain your property as our own property where you will stay without any hassle.

41. We will take the complete responsibility to pay your rent every month on time even if the property is empty, tenant delays to pay, have rent arrear by the tenant or tenant does not pay rent on time.

42. We charge NO FEE or 0 % Fee from the landlord to manage the property and only agreed rent will be paid without any deduction which includes everything above.
